Pending-sale commission advances
An accepted contract can put a closing on the calendar without putting the commission in your account. A pending-sale commission advance lets an eligible real estate professional request access to a portion of anticipated commission before closing, subject to transaction review and approval.
Commission Accelerator purchases commission receivables. An advance is not a loan, and the agreement defines the amount advanced, purchased commission, payment terms, and responsibilities.
What we review
A pending sale is reviewed on its own facts. Your account director considers the transaction, anticipated commission, timing, supporting documents, and expected payment path.
- The accepted contract and current transaction status.
- The anticipated closing date and any known contingencies or delays.
- Documentation supporting the commission and your share.
- The brokerage and closing contacts involved in verification and payment coordination.
Additional information may be needed. An approved agent profile does not guarantee approval of the advance.
What to have ready
Gather your professional and brokerage information, the property address, relevant transaction documents and amendments, and the amount you want considered. Your account director will confirm the documents required for your file.
How the request moves forward
- Submit your professional information and the pending transaction.
- Provide the requested documents and clarification.
- Receive a human review of the opportunity.
- If approved, review the applicable terms and complete the required coordination before funding.
Timing depends on completeness, verification, required documentation, availability of funds, and final approval. We do not guarantee a funding timeline.
Review the cost and payment terms
Understand both the amount you receive and the purchased commission due. Review the payment date, fees, grace period, and your responsibilities if circumstances change before signing.
If the closing changes
Contact your account director promptly if the closing date moves, the commission changes, or the transaction falls through. A change to the transaction does not automatically change the terms of your advance or cancel your obligations.
