What you need to request a commission advance
A complete, current picture of your professional information and transaction helps your account director review the opportunity. Use this checklist to prepare, then follow the document requests provided for your specific file.
Requirements vary by transaction. This is a preparation guide, not a guarantee of approval or an exhaustive list of required documents.
Your professional information
- Your legal name and current contact information.
- Your real estate license information.
- Your brokerage name and the appropriate broker contact.
- The requested advance amount.
The opportunity you want reviewed
- The property address and transaction type: pending sale, active listing, or commercial.
- The current status of the listing or transaction.
- The expected closing date or anticipated payment schedule, if known.
- Any material conditions, contingencies, or recent changes.
If a date or detail is uncertain, say so. Accurate information is more useful than an assumption.
Documents to have ready
Your account director will confirm what is needed. Depending on the opportunity, you may be asked for:
- A listing agreement or other documentation supporting the commission.
- An accepted purchase agreement and relevant amendments for a pending sale.
- Information showing the anticipated commission and your share after applicable splits or deductions.
- Escrow, title, closing, or other payment-contact information, where applicable.
- Additional supporting documents needed to verify a commercial transaction or payment schedule.
Broker and closing coordination
Brokerage acknowledgment, verification, or approval may be required. Identify the appropriate contacts early and let your account director explain the coordination and documents needed before funding.
Before you sign
- Review the amount being advanced and the purchased commission due.
- Understand the fees, applicable payment date, grace period, and any additional charges.
- Know what you must do if the transaction changes or does not close.
- Ask your account director to explain anything unclear before signing.
Keep your file current
Provide requested information through the client portal or the method your account director specifies. Contact your account director promptly when the closing date, commission, transaction status, or payment arrangements change.
An approved agent profile does not guarantee approval for a transaction. Each advance is subject to review, verification, required documents, availability of funds, and final approval.
