Active-listing commission advances

A listing can require marketing and operating expenses before there is a closing date. Commission Accelerator reviews requests involving qualified active listings individually, based on the opportunity, supporting documents, timing, and risk.

A listing alone does not establish eligibility or guarantee an advance. Your account director will explain what information is needed to evaluate the request.

How an active listing differs from a pending sale

An active listing may not yet have an accepted contract or an established closing timeline. That uncertainty matters when reviewing the expected commission and payment path.

Be clear about the listing’s current status, any offers or changes, and what is known about the anticipated transaction. Do not assume that terms for a pending sale also apply to an active listing.

Information to have ready

  • Your professional and brokerage information.
  • The property address, listing status, and relevant listing documents.
  • Information supporting the anticipated commission and your share.
  • The requested advance amount.
  • Any known offers, material changes, or timing considerations.

Your account director may request additional documents or clarification. Requirements depend on the individual opportunity.

Understand the agreement before funding

A Commission Accelerator advance is a purchase of commission receivables, not a loan. If approved, you receive the applicable amount, fee, and payment terms to review before funding.

Understand the purchased commission due, the applicable payment date, and your responsibilities if the listing does not sell or circumstances change. Your signed agreement and any subsequent written amendments govern the advance.

Keep your account director informed

Contact your account director promptly about changes to the listing, anticipated commission, transaction status, or payment timing. A withdrawn listing, unsuccessful sale, or changed closing date does not automatically cancel your obligations.

Every advance is subject to its own review, verification, required documents, availability of funds, and final approval. An approved agent profile does not guarantee funding for an active listing, and we do not guarantee a funding timeline.
